"Fresh from the latest sale of a luxury apartment in the eight-unit Ballamac House development in Sydney’s coastal Coogee, developer Central Element is about to take another unit to auction in the now fully completed project."

In a suburb record for a three-bedroom apartment, Ocean Residence 6 has just sold for $11.25m, equating to $75,000 a square metre in a deal negotiated by Sotheby’s agents Nicholas Wise and James Ball, along
with Belle Property Principal Shane Vincent.
The local buyer of the $11.25m apartment wishes to remain anonymous.
The transaction follows the $20m sale of the Ballamac House penthouse, which has just settled in one of the more significant residential transactions achieved in the suburb.
Three of the six ocean apartments in the development – a transformation of an 1860s heritage-listed property – have sold, including two penthouses.
Attention has now turned to the older component of the project with two Heritage Residences at Ballamac released to the market through Sotheby’s and Belle Property. Heritage apartment 2/39 Acacia Street is set to be auctioned in the coming weeks.
As Central Element’s Head of Sales, Cameron Porter explains, the Ocean Residence sale reflects a broader trend among prestige buyers seeking quality and certainty in the current market.
“We're seeing a flight to quality, with prestige buyers looking to align themselves with good quality, reputable developers and builders. This is where they’ll pay a premium for luxury.”
