Spanning 260 sqm and 302 sqm respectively, the two residences feature three bedrooms, three bathrooms, private pools, internal lifts and two individually garaged, EV-ready car spaces. Each has its own entry from Sandridge Street, with carefully considered layouts designed to maximise privacy, generous living spaces and ocean outlooks. One residence also includes provision for a private sauna and ice bath.
Houses account for just 16 per cent of occupied dwellings across the Waverley LGA, compared with 65.6 per cent across NSW. Ray White Projects Managing Partner Eddie Mansour has identified only four brand-new houses currently being offered at the ultra-luxury end of Bondi’s market, including the two residences at Pearl.
“Luxury is increasingly being defined by scarcity and the ‘uncopyable’ nature of a property, rather than simply its postcode or price. Pearl’s two houses are a good example of this, combining a level of privacy, amenity and design that is exceptionally difficult to replicate in Bondi.”

Designed by our award-winning team of MHNDU, Madeleine Blanchfield Architects and Dangar Barin Smith, the houses bring together considered architecture, refined interiors and landscaping that responds to the coastal setting.
“The two houses were conceived to offer the privacy, scale and amenity of a standalone Bondi home, while taking advantage of the elevated outlook and design opportunities offered by the Pearl site.”

The two houses feature deliberately different layouts, each designed to make the most of its outlook and connection to outdoor living. The northern residence places the bedrooms upstairs, capturing views towards Ben Buckler, with open-plan living areas opening directly to the pool and outdoor entertaining space below. The southern residence reverses this, with bedrooms and a study on the ground floor and expansive living, kitchen and dining areas upstairs, extending onto two balconies with ocean views.
Pearl comprises seven three-bedroom residences across two houses and five house-like apartments, positioned on an elevated 2,050 sqm site between Bondi and Tamarama. Construction is progressing, with completion expected in September 2027.
