Originally constructed in the 1860s, Ballamac House has long held a presence on the Coogee headland, moving between private residence and hotel use before returning to residential living. A careful restoration led by heritage architects Tonkin Zulaikha Greer, focuses on retaining the integrity of the original sandstone structure while resolving it for contemporary use.
Ballamac House now comprises two full-floor heritage residences. Each retains the scale and presence of the original home, with oversized floorplans, ceiling heights and spatial proportions more commonly associated with standalone residences.
Interiors by Mim Design are deliberately restrained. A neutral, textural palette allows the weight and character of the sandstone to remain central, with new insertions clearly articulated to distinguish between original fabric and contemporary detail.
With construction complete, the upper-level heritage residence is now offered to market via auction through Sotheby’s International Realty and Belle Property.
Occupying an entire floor of the original home, the residence is defined by its scale and planning. Living areas extend to a wraparound terrace with filtered ocean views towards Wedding Cake Island, while the kitchen is anchored by natural stone and supported by a full butler’s pantry, with Sub-Zero and Wolf appliances integrated throughout.
One of only two heritage residences within the building, this is a once-in-a-generation opportunity to secure a truly rare offering — now released to market.
