Central Element has secured a second site in Drummoyne, continuing its expansion across Sydney’s Inner West with the acquisition of 15–21 St Georges Crescent.

Moments from the harbour’s edge, the site presents an opportunity to deliver a landmark residential address in a location increasingly sought after for its combination of waterfront outlook, village atmosphere and strong owner-occupier demand. It reflects a continued focus on low-density, design-led living in lifestyle locations where quality and position remain the defining drivers of value.

Drummoyne village has been identified as a town centre under the NSW Government’s Low and Mid-Rise Housing reforms, with the site selected for its ability to support a high-quality architectural outcome within an area undergoing significant planning evolution.

Spanning approximately 1,700 square metres across multiple titles, the property benefits from a wide street frontage and elevated north and easterly views across the Parramatta River towards the Sydney Harbour Bridge and CBD skyline. Residents will be within walking distance of Drummoyne Sailing Club, Birkenhead Point Shopping Centre, the ferry wharf, Victoria Road transport links and the Bay Run, reinforcing the area’s reputation as one of the Inner West’s most established waterfront neighbourhoods.

Central Element intends to lodge a development application for an eight-storey residential building comprising a mix of two and three-bedroom apartments, basement parking and shared resident amenity. The proposal will utilise the infill affordable housing bonus under the Low and Mid-Rise Housing reforms, enabling additional height while maintaining a strong focus on design quality and amenity.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. It presents an opportunity to create a building that feels sculptural and confident, while remaining deeply connected to the water and the natural rhythm of the harbour. Our approach will build on the principles behind Bianca, with a focus on light, outlook and indoor-outdoor living, while ensuring the architecture sits comfortably within its surroundings.”

Nathan Chivas, Managing Director

The acquisition forms part of Central Element’s broader pipeline of design-led residential projects across Sydney. Recent milestones include the completion of Ballamac Coogee, a defining project for the business, the imminent completion of Ethos Chatswood, and the commencement of construction at Pearl Bondi. Several additional projects are currently in planning and delivery.

A development application for St Georges Crescent is expected to be lodged in June, with the project anticipated to launch to market in early 2027.
