Breaking ground in Coogee

We recently celebrated the commencement of construction on our Ballamac House Coogee project, with an official groundbreaking event. This unique project will see the restoration of the illustrious 1860’s Ballamac House Coogee into one of the Eastern Suburbs’ most prestigious collections of eight luxury residences.

To mark this important milestone, we hosted an official groundbreaking event with our directors – Wayne Chivas, Shane Smollen, and Nathan Chivas – as well as our Head of Construction, Hayden Callaghan, General Manager of Developments, Dean Chivas, and Senior Development Manager for Ballamac House, Sarah Boland. Key partners also joined us, including Tim Greer, Founder and Director of TZG; Miriam Fanning, Founder and Director of Mim Design; and Susan Stewart-Jones, past landowner and future resident of Ballamac House.

This project reflects our commitment to heritage and sustainability. Long-standing partner and expert in heritage projects, Tonkin Zulaikha Greer (TZG) will lead the architectural design, as the grand Victorian estate is transformed into eight three-bedroom oceanfront residences across two distinct buildings – a contemporary new build and the meticulously restored original heritage house.

Construction is something embedded in the Chivas’ family, with Wayne Chivas and sons – Nathan and Dean, running a builder/ developer company prior to establishing Central Element (CE) in partnership with Smollen.

Our unwavering commitment to quality, innovation, and creating a legacy is clearly reflected in our past projects, as well as our current multi-billion-dollar portfolio of luxury residential, mixed-use and hotel developments. Exemplifying this is our Anden Coogee project, which has received multiple accolades including two UDIA NSW 2023 Awards and a distinguished five-star rating at the Asia Pacific Property Awards 2024-25.

Leading project delivery on Ballamac is our Head of Construction, Hayden Callaghan. With over 20-years’ experience in residential and commercial construction, Callaghan has handpicked the best team to bring this project to life – Andrew Westbrook as Commercial and Operations Manager and Callum Schrader as Project Manager. Between them, they have led teams across numerous notable Sydney landmarks such as Harbourside and 55 Pitt Street in the CBD, The CH9 Redevelopment at Willoughby, The Foundry at South Eveleigh and The Pacific in Bondi.

"Construction is something engrained in both my family’s and the wider CE team’s DNA. With Ballamac, our goal is to elevate the buyer experience – delivering superior build quality, innovative design, and a customer-focused approach. As we continue to raise the bar for ourselves, fostering innovation and embracing sustainable practices, we hope this assists in elevating wider industry standards."

Ballamac House will mark our fifth project scheduled to be delivered in 2025, with the five amounting to an end value of more than $700 million. As we continue to expand with recent acquisitions in Bondi and Greenwich, we will now look to those opportunities to provide early inputs during the design process to ensure buildability and the best end user experience.

Ballamac House is anticipated for completion in December 2025.
