THE demand for quality new villas and townhouses in the Sydney northern district is being driven by local downsizers who want to stay in the area and live in a single-level home with few strings attached.

McGrath, Hunters Hill agent Paul Cavarra is selling Savoca, a boutique villa and townhouse development in Putney, which has attracted older buyers who live locally. He said he can’t keep up with inquiries from local residents who own established houses on big blocks wanting to downsize to new local low-rise complexes.

“If you look at who came through Savoca on the weekend, it was all locals who own larger properties,” Mr Cavarra said. “Many of them have just started thinking about downsizing, and seeing these quality low-maintenance homes gets the ball rolling.”

Mr Cavarra said older downsizers avoided high-rise apartments. “Many people fear larger developments and they don’t want the add ons like pools and gyms that drive up levies,” he said.

Kevin Dearlove from Stone Real Estate, Beecroft is selling The Malton, an off-the-plan over 55’s development in Beecroft. Mr Dearlove said the luxury low-rise complex of 10 residences at 6-8 Malton Rd appealed to downsizing locals.

“They are looking for brand new, quality living where they can lock up and go,” Mr Dearlove said. “They don’t want to or need to downsize to multi-level apartments — they want boutique-style living in a small community, surrounded by people they know and trust.”

John and Bev Stanton knew what they didn’t want in a property when they embarked on their downsizing journey earlier this year. After many discussions around downsizing over several years the couple, in their late 70s, finally took the leap and sold their family home at 28 Frances Rd, Putney, in June.

They wasted no time after the sale, picking up a villa in the Savoca complex of four villas and one townhouse at 188-190 Morrison Rd, Putney. “When people ask, ‘Where are you going?’ I say, ‘About 148 steps from here’,” Mr Stanton said.

The Stantons moved from the inner west to Putney in 1972 and had no desire to leave their close-knit community. They also wanted to be near their children and grandchildren who live in Putney, Gladesville and East Ryde.

Mr Stanton has been involved with the Putney Tennyson Bowling and Community Club for 20 years and Mrs Stanton is a regular at the Ryde Eastwood Leagues Club aquarobic classes. Initially, they considered apartment living but decided it wasn’t for them.

“We didn’t want to live in a congested high-rise with lifts or stairs or in a property we would have to spend money on,” Mrs Stanton said.

Their checklist also included easy access to the village shops and buses. They bought a villa with three-bedrooms so Mr Stanton can use one as an office while the other is reserved as a spare bedroom for the grandchildren. The Stantons consider Putney one of Sydney’s best kept secrets.

“When we were younger the Parramatta River was a sewer and the park was a dump,” Mr Stanton said. “But the river has been cleaned up and it’s the most underrated waterway in Sydney. And the dump became a park and now it’s really something.”
