In the Press: To Downsize Is Not To Downgrade

Our newly completed Mera development recently featured on Habitus Living with a spotlight on the development’s enviable location, superior fixtures and fittings.

Sydney’s Lower North Shore is a dream location for many, and the enviable suburb of Cammeray is located on the edge, less than 5km and only minutes away from the CBD. Surrounded by beautiful lush green spaces such as St Leonards Park, Tunks Park and the Flat Rock Gully walking track, the suburb offers a sense of community along with a tranquil village feel. It is here, in Cammeray, that Central Element’s latest boutique development, Mera by PBD Architects, has made its place. The location offers a peaceful lifestyle without the frantic pace of surrounding locales, and Central Element wanted the opportunity to offer residents an urban oasis – a place to live, to retreat and to entertain.

To bring the vision of Mera to life, Central Element’s brief to PBD Architects was centred around contemporary elegance. Mera’s façade is a streamlined architectural form, with curvilinear lines that draw the eye. The louvres, copper detailing and the wide balconies span four floors, with the design capturing the organic beauty of the surrounding landscape and inspiring a sophisticated lifestyle in a home that becomes a personal sanctuary. Mera is a boutique development of only 14 apartments, with residences offering 1, 2, or 3 bedroom layouts.

Nathan Chivas, Development Director of Central Element says, “From the exterior, luxury and architectural excellence are displayed on a grand scale. When you step inside, the interiors reveal this level of exceptional craftsmanship in every small detail.” He goes on to explain, “The brief for the interiors was understated elegance, providing our purchasers a high-quality, contemporary apartment with superior finishes, so they could then style it their own way. We allowed for a wide range of purchaser customisation, allowing residents to customise finishes, add fixtures and even amalgamate apartments to offer our purchasers their ideal layout”.

Residents Move into Mera, Cammeray’s Prestigious New Development

Moving day has arrived at Cammeray’s most anticipated development, Mera by Central Element. 14 brand-new, luxury residences at 361 Miller Street have been completed with meticulous attention to detail, each featuring Gaggenau appliances, Parisi tapware and natural stone and timber throughout. Curvilinear architectural lines and spectacular Sydney views from the rooftop terrace round out this ultra-luxe and organic design by PBD Architects.

Demand and sales for the apartments have proven remarkably strong since Mera’s launch, with 90% of sales from either the Lower North Shore or Eastern suburbs. 90% of purchasers were owner-occupiers, demonstrating the appeal of this desirable Cammeray address close to Cammeray Golf Club, many parks and a short stroll to Cammeray and Crows Nest Village. The development’s blend of customised luxury and low-maintenance, lock-up-and-leave lifestyle has appealed largely to the downsizer and young professional demographic looking to live a more agile life without compromising on quality or location.

Upon arriving home residents are greeted by graceful architectural design, drawing them into a grand marble lobby entrance on their way to their sleek and private one, two or three bedroom apartment. Residents can take time out in the ground floor private residents’ lounge room with interior styling by Coco Republic, or step up to the modern rooftop terrace with its outdoor kitchen and BBQ, three separate entertaining zones and breathtaking city views for al fresco dining on a warm summer’s night. Now that Mera has been completed, its penthouse apartment – and the final residences are available for viewing.

Nathan Chivas, Development Director at Central Element, says the residences offer an exceptionally rare lifestyle on the edge of Sydney’s Lower North Shore. “In terms of design and amenity we really strove to deliver everything to a superior level and standard, which is why we’re so thrilled to bring it to completion. No other development in the area offers the outstanding level of quality throughout, from the expansive, light-filled living spaces to flawlessly finished kitchens with Gaggenau appliances.

“Of course, a home is more than bricks and mortar. We put great care into creating a sense of community and a sense of place for residents, which is why Mera incorporates two shared spaces. The private residents’ lounge is our gift to our purchasers, and we have styled and furnished this space with an incredible book collection as a starting point to a residents’ library.

“Mera has easy access to the city, and nearby retail and dining is abundant. As such it’s no surprise purchasers have embraced the development. We’re expecting strong demand for the penthouse apartment at this address.”

Mera is the latest addition to Central Element’s North Shore portfolio, complementing two acclaimed developments in Pymble and Lane Cove as well as upcoming projects in Neutral Bay and Chatswood.

In the Press: Downsizers are loving the curves of a new Cammeray development

Our development featured in and the Mosman daily with a spotlight on the superior level of finishes and communal spaces.

The complex originally comprised of 16 apartments, but four have been combined to create two very large homes.

Four apartments remain to be sold, including the two three-bedroom penthouses on the top floor of the four-level building, designed by PBD Architects.

The others include a two-bedroom garden apartment and a two-bedroom apartment on the second level.

Tim Abbott, of Ray White Lower North Shore Projects, said the majority of Mera buyers so far had been downsizers.

“The finishes are just superb,” he said.

“There has been a lot of thought to the design and construction.”

The building also has a shared rooftop garden styled by Coco Republic, that features a bespoke outdoor kitchen, with barbecue and wine fridge.

In the Press: Luxury living in The Malton

Our Malton development was recently featured on as being the superior choice in terms of quality and design for downsizers

The home should be a place that allows you to relax and immerse yourself in the surroundings while enjoying an elevated sense of wellbeing and comfort. This needs to be built into every aspect of design – from the architecture, to the interior design, to the selection of appliances and furnishings. The Malton, in Beecroft New South Wales designed by PBD Architects in collaboration with Central Element is a perfect encapsulation of this design philosophy.

The Malton is a prestigious new residential development hidden within a tranquil and leafy haven, just 20km north of Sydney. Seemingly secluded from the bustling centre, the development is a short stroll away from Beecroft Village where residents can enjoy boutiques, bookstores, restaurants, cafes and even a local golf course, tennis courts and parklands.

Designed by PBD Architects in collaboration with the award-winning property development team at Central Element, the design philosophy of The Malton revolves around a total commitment to luxury. Comprising ten beautifully designed houses, the result is a collection of homes channelling a contemporary yet classical architectural style – honouring the heritage of the existing buildings on site, while offering an idyllic lifestyle and luxurious experiences.

Central Element submits DA for landmark Coogee project

The site currently contains a single-level residential house and a two-storey residential flat building. The proposal recommends a boutique residential building comprising 16 units over 4 levels, with architecture by MHN Design Union (MHNDU).

The addition of the development to Central Element’s portfolio is in line with Central Element’s “People Shaped Property” philosophy.

“At Central Element, we focus on delivering ‘people-shaped properties’ that are designed with our customers in mind, while also providing superior architecture for the streetscape and the broader community. Coogee definitely exhibits this mindset well, and the development will retain the existing art deco building onsite,” says Central Element’s Development Director, Nathan Chivas.

The site has a rich and interesting past, with the existing building part of Coogee’s “Art Deco Walk” – a trail that explores buildings that illustrate the Art Deco architecture so popular in the 20s and 40s.

With the newly proposed property, Central Element will create a prestigious development of luxury and indulgence, whilst still staying true to the relaxed lifestyle and art deco aesthetic that is synonymous with Coogee.

Staying to true Coogee’s relaxed aesthetic

Under the proposal, the design will be contemporary, yet remain faithful to the site by maintaining a large proportion of the art deco façade.

The building’s exterior design will feature timber and vertical screening with planting while existing brick features will be enhanced with natural concrete and profiled metals.

Paramount to the proposed scheme is the quality of communal open space, with outlooks from apartments being prioritised. Furthermore, a unique and characterful architectural identity will come through the juxtaposition of the retained features and contemporary architectural form.

For Chivas, the development will be a positive addition to the area.

“I have no doubt that the proposal will add to the rich culture and liveability of the Coogee neighbourhood. As Sydney’s population continues to grow, so too does the demand for spacious and efficient living spaces in beachside suburbs like Coogee.”

The Power of Partnerships in Property Development

By building long-term industry relationships with like-minded financial institutions, architects, builders, joint venture partners, landowners and sales agents, developers can unlock the maximum value in each of their developments.

We pride ourselves on our partnership network, treating them as part of our extended family with whom we share a mutually respectful and beneficial relationship. Our affiliations go beyond the terms of a contract or standard business relationship. Instead, we take the time to develop collegial, collaborative partnerships, and foster open communication to deliver the best result for each development. Here, key members of the Central Element partnership network share their insights on the success of their relationship with us, providing guidance on how developers’ long-term partnerships with financial partners, architects and builders can deliver success.

Financial institutions and investors

“They know our policies and provide quality information to allow the bank to undertake its due diligence. They have a great understanding of their markets. If all my clients were like Central Element, my life would be so much easier.”

– Rod McLellan, Westpac Property Finance

For a property developer to maintain a solid long-term partnership with investors and financial institutions, it is important to recognise and invest in the financial capabilities needed to satisfy the due diligence required. For Nathan Chivas, Development Director, he believes it’s our directors’ financial backgrounds and commitment to absolute financial transparency that have greatly influenced how our financial team operates.

“At Central Element, we procure funding via local and international channels by engaging with our comprehensive network of bank and non-bank finance partners.

We have experienced finance and legal teams, who not only have a thorough understanding of the market, they understand our partners’ policies and requirements, so that this may assist in negotiation and documentation. The result is an exemplary track record that consistently exceeds the criteria of lenders.”

Architects and designers

This collaborative design process incorporates an appreciation for quality design and a commitment to delivering an end product which represents this ethos.”

–  Paul Buljevic, Managing Director, PBD Architects

By partnering with trusted and award-winning architects, developers will be able to not merely deliver architectural design solutions but will be able to create architectural legacies. In order to develop a building that truly complements and enhances its location, both pragmatic and aesthetic elements must be considered. As such, every development design process should be a genial collaboration between architects, designers and the developer.

Development Manager, Dean Chivas, believes that we must continuously engage internal and external stakeholders throughout the design process to ensure the optimum design outcome is achieved.

“We work in conjunction with our trusted network of architects with the shared goal of emphasising innovation, sustainability and delivering excellence.

Our design philosophy pays homage to the history of a neighbourhood while looking to revitalise the community. As such, in recent partnerships with architects, our developments have focused on maximising communal spaces, sustainability design features and retaining heritage façades. Meanwhile, input at every stage from our Design and Planning Teams ensures our projects meet market demand and allows us to remain agile to deliver greater uplift.”

Building and construction

Building and construction

“What I liked most about working with Central Element was their hands-on approach to finding solutions, and their good understanding of the building process – this understanding streamlines the entire project from design to final delivery.”

– Hamish Crookes, Richard Crookes Constructions

Paramount to a developer’s success and commitment to quality is the relationship with their builder,  who will ensure the quality and construction of the development. Developers should select partners who not only just satisfy the qualification criteria but who they have a positive synergy with. This streamlines the entire delivery process and ensures a consistent quality to build.

Steve Karam is Central Element’s Senior Project Manager and manages the builders on our developments. For him, it is imperative that the developer continues to manage the relationship from the commencement to the handover process, working in tandem with builders and prioritising clear communication. Our builders appreciate this hands-on approach, which has led to several longstanding partnerships.

“Throughout the build process, we are across every detail. We monitor builder performance and contracts, implementing a detailed quality control plan throughout.

Reporting transparency underpins each development through accountability for builders, regular project meetings, PCG meetings, and maintaining complete records of costs, variations and quality.”

Malton Beecroft Tops Out

The Malton, Central Element’s latest luxury development, has been conceived as a solution for the downsizing market, incorporating heritage features, luxury details, and lock-up-and-leave capabilities. The design by PBD Architects draws on the façade with historical significance and brings together classic design, the latest in appointments and spacious, light-filled living.

Considered Design

The design of the Malton retains the façade of two existing houses on the site, incorporating local historical elements into the development. On the development site at 6-8 Malton Rd, one of the houses was designed by architect C. Bruce Dellit. Dellit was a pioneer of art deco styling in Sydney and also responsible for the iconic Anzac Memorial in Sydney’s Hyde Park.

By retaining these elements, the development is inspired by the past yet designed for the future, with luxury finishes including timber floors, Miele or Gaggenau appliances, oak timber flooring and stone island benches.

Construction Progress

The Central Element development team and our construction partners at Belvedere Projects are making great progress on site, with development structure now in place. With the basement, ground and level 1 concrete slabs in place, the team completed the rooftop slab pour last week, despite the rain.

The brickwork for the refurbishment is also now almost complete and our carpenters have now commenced work on the roof and flooring. March will be a particularly busy month on site as the team prepare to tile the roof. Also, the electrical, hydraulics and mechanical installations in the residences will also begin.

By the end of April, the external works will be complete for both residences at number 6 and 8 Malton Road. Come May, we will have commenced the external painting, ensuring the Malton will really impress from the street.

We look forward to providing you with further updates on the delivery of this project and are looking forward to handing over to our Malton homeowners this year.
